How to Get a Turkish Residence Permit (İkamet) in 2026
If you're staying in Türkiye longer than your visa-free or e-Visa period allows (usually 90 days), you need a short-term residence permit (kısa dönem ikamet izni), governed by the Law on Foreigners and International Protection No. 6458 (YUKK).
Two things trip people up before they even start: a residence permit strictly grants the right to reside in Türkiye — it does not grant local work rights. Working for a Turkish employer requires a separate Work Permit (Çalışma İzni) under the International Labor Force Law No. 6735. And appointment scheduling on the official government portal (e-ikamet.goc.gov.tr) is completely free — never pay a third-party agency for an appointment slot.

The Application Walkthrough

Gather your documents, then apply online
- Assemble your full document file (see the checklist below) before you start — an incomplete or inconsistent file is the single most common rejection reason.
- Go to e-ikamet.goc.gov.tr, select your permit category (Short-Term / Kısa Dönem is the one most remote workers and freelancers use), and enter your personal, passport, and address details.
- Generate and print your official Residence Permit Application Form (İkamet İzni Başvuru Formu). The system assigns your appointment date and location automatically.

Pay the residence permit fee
- Pay the mandatory residence permit card fee (İkamet İzni Belge Bedeli) online or at an authorized tax office/bank, and keep the stamped payment receipt — you must physically present it at your appointment.

Attend your in-person appointment
- On your appointment date, visit your local Provincial Directorate of Migration Management (İl Göç İdaresi Müdürlüğü), typically open Monday–Friday, 8:30am–4:30pm.

Wait for processing
- Official processing runs 30–90 days. Istanbul and Antalya are currently running toward the longer end of that range given application volume; smaller provinces are often faster.

- Once approved, your physical residence permit card — carrying your Foreigner Identification Number (YKN) — is produced and delivered by PTT registered mail to your registered address. Track it via [PTT](https://www.ptt.gov.tr/).

Register for UETS before you renew
- UETS registration is required specifically for residence permit extension/renewal applications, per the Directorate General of Migration Management's own announcement — not for your first application. Register at any PTT branch before your renewal window opens.

Your file needs every item below — missing or inconsistent documents are the most common reason applications stall or get rejected:

What's Actually Changed in 2026
This is the part most guides skip, and it matters most for remote workers and freelancers relying on a rental contract rather than property or a Turkish employer:
Rental-only tourism permits are effectively gone
Authorities now expect a demonstrable, verifiable reason for your stay and continuous monthly income evidence — a signed lease by itself is no longer treated as sufficient.
The property investment threshold doubled
The property value needed for a real-estate-based residence permit whose years count toward Türkiye's 5-year citizenship-by-residency timeline rose from $75,000 to $200,000 (at Central Bank exchange rates, verified by a Turkish bank currency-purchase certificate — cash purchases don't qualify). Property below that value still supports a residence permit, but the time spent on it doesn't accrue toward naturalization.
Far more districts are closed to new registrations
Neighborhoods where foreign residents exceed 20% of the local population are closed to new residence-permit registrations. That list has expanded to roughly 1,169 neighborhoods, including many popular expat areas in Alanya, Antalya, and İzmir — even for people who own property there.
There is still no formal digital nomad visa
Remote workers without a Turkish employment contract have no dedicated visa category and face real uncertainty once they're past the 90-day visa-free window — this is exactly why getting the standard short-term residence permit application right matters.
Long-Term Residence Permit (Uzun Dönem İkamet İzni)
Once you've built up enough continuous legal residence, you can apply to convert to a Long-Term Residence Permit under Articles 42–45 of Law No. 6458:
